STEP 2

Showings By Car

"I strongly encourage you to go for the boat ride and experience Vero Beach from the water. You will love it.

 

You will view homes from the water, beautiful shorelines, and often you will see dolphins, manatees and other sea life. The boat ride is important because it may impact your purchase decision.

Home Buyers Contract

STEP 4

Contract

"You have decided on the home you want to purchase. I will now create the contract and submit it for you. I have written hundreds of contracts. I will explain all details of the contract to you, including all contingencies. You will also find that I am an excellent negotiator.

 

Acting as the middleman between you and the seller (or seller’s agent), the goal will be to purchase your Vero Beach home for the lowest possible price."

STEP 5

Home Inspection/Final Walk-Through

Home Inspection:

"I will assist you with setting up a home inspection with a licensed home inspector.  The inspector will search for any structural, HVAC, plumbing and/or electrical defects. If any are discovered, I will assist you with further negotiation with the seller (or seller’s agent) to determine who will pay for the repair(s) of the defect(s)."

Final Walk-Through:

"On the day before the closing, you and I, if you’re available, (otherwise I will attend by myself) will do a final walk-through of your soon-to-be home to confirm all items of personal property, which are included in the contract, are in the home, to confirm that all defect repairs (to be done by the seller) have been properly done, and to confirm that the general condition of the home is as is expected per the contract."

STEP 6

Closing

"The final walk-through has been done meeting your satisfaction, all prior-to- close documents have been signed and submitted to the closing agent, and you and the seller have agreed on the closing numbers. It’s time to close!

 

If you are in Vero Beach to attend the closing, I will accompany you to help ensure all goes smoothly. If you are closing remotely, I will be available during the time you are signing to assist if needed."
